This is a unique opportunity to purchase one of Sydney's most well-established modern practices in the heart of the prized Chatswood Central Business District, home to hundreds of successful Australian businesses and a rapidly growing Asian population.

The practice has been operating since it was set up in 1996. The location is on the second floor of 7 Help Street, the most prominent building at the intersection of Help and Railway Streets, metres away from the train station and bus interchange. Set in a spacious 88 square metres internally with a unique outdoor open space of an additional 80 square metres, no other dental practice in Chatswood can offer the location or comfort that is offered here! In addition, its prominent signage on the outside of the building is visible to everyone in the area, especially the thousands of office workers that walk past it every day.

The practice has attracted and retained patients who are mainly executives, professionals, business owners and self-funded retirees who have  become financially independent through successful investments during their working lives. In general, the patients could be classified as upper middle class, mostly with tertiary qualifications and/or stable financial resources. The dental services are primarily preventive, crowns, bridges and implants to serve the various age groups that attend the practice, the majority of patients accepting crowns for weakened or worn teeth as well as implants for the replacement of missing teeth rather than removable dentures.

In addition,a number of websites with unique domain names which have been created to attract new patients, are included in the sale price of the practice. These domain names alone are priceless and provide multiple avenues to connect with new patients who are seeking specific services, such as cosmetic dentistry, wisdom teeth extractions, orthodontics, implants, teeth whitening etc, all of which are designed for maximum practice growth.

A DESCRIPTION OF THE PRACTICE AND THE EQUIPMENT

As you enter the suite which houses the practice, you are greeted by a very inviting, comfortable and professional reception area, complete with custom-made reception desk and impressive granite top.  With a large and unique painting of a Balinesian rain forest framed in black gloss and matching mirror on the opposite end of reception, patients are welcomed into a relaxing atmosphere with overhead speakers mounted into the ceilings in each room to provide the musical ambience you wish to create for a memorable experience at each visit.

Having chosen light green as the colour for the walls and the cabinetry in the surgeries, the atmosphere is soothing to patients and creates a warm and friendly environment for staff in which to enjoy their days at work. In the centre of the three operating surgeries is the sterilisation bay surrounded by clear glass, creating an air of confidence amongst patients that instruments are being meticulously cleaned and prepared for their safety. In harmony with the light green cabinetry in the surgeries with their clinical white benchtops, the colours are reversed in the sterilisation bay with a light green Corian top and an abundance of white storage cabinets.

In addition to the three very spacious surgeries surrounded by U-shaped cabinetry with double sinks, each surgery has plumbed nitrous oxide delivery systems and slide-away trays within the cabinetry to maintain uncluttered benches. There are also three other rooms: a dedicated OPG X-ray room, office with work space and a separate staff room which also houses a basic laboratory with roller shutters to separate it from the fully equipped kitchen. The staff room has access out onto the very spacious external veranda where the air compressor, vacuum motor, hot water system and gas cylinders are kept, saving internal space and avoiding unnecessary noise within the clinical environment.

Each surgery is fully equipped with Adec chairs and continental units. The main and secondary surgeries have Adec chairs and units that can be reversed if necessary for left-handed operators. The practice also comes with a Waterlase, computers in each room, Dental 4 Windows software, intra-oral cameras with patient viewing screens in each surgery, implant motors, Digora digital radiography system, wall-mounted X-ray units in each of the three surgeries as well as an abundance of hand instruments in each room.

A DESCRIPTION OF THE PRACTICE'S OPERATIONS

Having built up a database of over 15,000 patient files since establishing the practice in its current location, the principal dentist has worked in the Chatswood - Willoughby area for his entire clinical career, starting as an assistant dentist in Chatswood in 1978.  Over the past 28 years the practice in its current location has provided employment to multiple associate dentists who have now all moved on to their own practices, leaving behind thousands of patients, many of whom still attend the practice. For this reason, the goodwill is well-established with patients travelling from all over Sydney (and from regional areas) to attend for regular preventive visits and for treatments.

The practice operates on a full-time basis with early finishes each afternoon for a total of 33 clinical hours each week, as follows:

  • 8am-4pm on Monday, Tuesday and Thursday
  • 8am-3pm on Wednesday and Friday

Furthermore, the owner takes 10 -12 weeks off each year for holidays. Even though patients are only seen during 9-10 months of the year, the annual gross revenue of the practice is consistently over $1,200,000.

Given the limited hours of operation and the number of weeks that the principal actually treats patients, the opportunity exists to increase gross production to $1.6 - $1.8 million by extending surgery hours and reducing time away from the practice. This could be further increased by employing assistant dentists. Full annual figures will be made available to serious buyers during a personal meeting with the principal.

As already mentioned, associate dentists have worked in the practice in the past and left their databases of patients upon leaving to purchase their own practices. The additional income from associate dentists on average was $500,000 per dentist ($1 million from the two associates) but due to the impending retirement  of the principal dentist and sale of the practice, there are no associates currently employed.

Key staff members have been stable with over 24-25 years of continuous service and have indicated that they will remain with the new owner upon the retirement of the principal dentist.

The practice is accessed by two lifts in a prestigious building full of medical specialists, lawyers and accountants. Furthermore, dental specialists are located in adjacent buildings providing endodontic, periodontic, pedodontic, orthodontic and oral surgery services.

The building at number 7 Help Street is surrounded by multiple residential towers that have attracted a large and growing Asian population, and commercial buildings housing thousands of executives and well-salaried professionals who commute to Chatswood via the recently rebuilt modern train station and metro line that caters for travellers from all over Sydney.
